Thank you for choosing Top Rentals for the rental of your next home. The information below is provided to give an understanding of our qualifying procedure. All the items below are necessary to assure the proper review of your application.   The below qualifications are non-negotiable.  Please remember, incomplete applications will not be processed and applications fees are non-refundable.  Please make sure that all the information that you submit is complete and accurate, as changes cannot be made once submitted. 

 

Georgia's forgery laws prohibit making or possessing documents that purport to be something they are not. Georgia law punishes some forgeries more severely than others, but even the least serious forgery crimes can result in significant criminal penalties to include fines, jail time, or both.  Under Georgia law, forgery is classified as first, second, third, or fourth degree forgery. Submitting false or altered paystubs, bank statements, credit card statements, identification, checks, court documents, income tax statements, W-9 forms, 1099 forms, and landlord history is a serious crime. Top Rentals takes a serious stand against forged documents.

 

ApplicationDO NOT COMPLETE THE ONLINE APPLICATION IF YOU HAVE NOT VIEWED THE HOME IN PERSON.  You must include a CLEAR copy of a photo ID for each applicant. Your ID must not be expired and show your current place of residence.  Please make sure that all the information on your application is correct.  You will not be able to make changes once it has been submitted.


 

Application Fee: Application fee of $35 per adult. Paying the application fee is the last step of the process.  Do NOT pay until your application is fully completed.  Applications must be completed for all  individuals 18 years of age or older who will be living in the property at any time.   APPLICATIONS WILL NOT BE PROCESSED UNTIL THE FEE IS RECEIVED.  Application fees are non-refundable.

Evictions: Applicants must not owe any current or former landlords, or any apartment communities any amount of money.  No exceptions.  Applicants must not have any eviction filings within the past 12 months.  


 

Bankruptcy/Foreclosure/Short Sales: We cannot enter into a lease with individuals with a non-discharged bankruptcy filing.  The applicant must be discharged from any bankruptcy for at least 3 years. If the discharge is less than 3 years old, a higher deposit is required.  Any applicant currently in short sale or foreclosure will not be considered.  

 

Employment/Income: Applicant's income must be at least 3 times the property rental rate and applicant must have been employed at their current company for at least 6 months. Job transfers must be within the SAME company.  No new hire situations. Applicant(s) must supply Top Rentals with proof of employment and income with the application. Acceptable verification would be:


-- Four current pay stubs showing year-to-date earnings.  You must show through bank statements the matching deposit.  If you do not have a bank account, you can use the receipts from where the check was cashed.
-- For a job transfer, written employment verification on employer letterhead, signed by an authorized company representative or human resources representative stating position, length of employment, salary and start date.(Only accepted in cases of a job transfer), plus 4 paystubs, and you must show through bank statements the matching deposits or receipts from where the check was cashed.
-- Self Employed applicants will be required to provide copies of the 2 most recent previous years signed and filed tax returns and bank statements verifying the income.
-- For income received from other sources other than employment (such as alimony(court ordered), child support(court ordered), disability income, retirement, etc.) official recent written documentation must be provided and you must show through bank statements the matching deposits or receipts from where the checks were cashed.  

Any funds received from being enrolled in school or gifts cannot be used as income towards qualifying.  

 

--Written statements, 1099's, or W2's may NOT be used to prove income.


 

Credit: We obtain and review credit reports ordered through one or more consumer credit reporting agencies.  We must pull our own.  We cannot use one provided by the applicant.   Additionally, we receive information from court databases. Any applicant that applies with no credit history, will be required to pay an additional deposit.  While an applicant's credit score is not the deciding factor, it is highly considered along with their track record in meeting their credit obligations. An applicant with a high number of accounts for which there is an outstanding balance, or accounts which are in collections will be less likely considered than one who does not have such a high number of lines of credit or accounts which are outstanding or in collection.  Any unsatisfactory findings may result in the requirement of an additional deposit or application denial.


 

Rental History and Credit: We rely greatly on landlord verified, successful rental history. We require 12 months of successful rental history with no more than 2 late rental payments in that time period.  Rental history from a family member, friend, your current agent, or co-worker will not be accepted.  We require proof of the previous 6 months of landlord rental payments only if you lease through a private landlord. This must be in the form of cancelled checks, consistent money order receipts, CashApp, Zell, etc.  NO HANDWRITTEN RECEIPTS.  Any unsatisfactory findings may result in the requirement of an additional deposit or application denial.


 

Lease Terms and Deposit: Top Rentals utilizes a written lease form provided by the Georgia Association of Realtors. All available homes are leased for a minimum of 12 months. Co-signers are not allowed. Upon approval of a rental application, the applicant must submit a non-refundable holding fee. Prior to move in, the FULL first month rent, and pet deposit, if any, must be paid.  Fees cannot be paid by installments and are non-refundable. 


 

Viewing: All applicants must have completed a viewing of the property with an agent BEFORE an application will be accepted. We will not process an application where the applicant has not viewed the home.  Applicant understands and agrees the properties are rented in "AS-IS" condition before an application can be accepted, except where there is prior written agreement from the leasing manager. 

 

**Please note that all Tenants are required to obtain a renter's insurance policy.**

Due at Lease signing: One Full Month's Rent, Pet Fee
Any prorated rent will be due the 1st of the month following move-in
